Grand Cayman Real Estate:
Not Just for the Wealthy!

Grand Cayman real estate is still relatively affordable, compared to most of the Caribbean. It’s not, of course, cheap. However, there’s property available in the price range of normal folks, like me, who are considering a home for when we retire.

Apartments in condos, for example, start around US$225k. The Cayman Compass is a good place to start your search. It’s also a good place to look for Cayman Island home rentals.

Another place to keep abreast of developments, in both senses of the word ‘developments’, is the Lund Report, a quarterly report on all things affecting real estate on the Cayman Islands. You can find this at www.caymanlundteam.com

Real Estate Buying Rules

Grand Cayman is a British territory and, as such, follows rules that you may feel you’re familiar with, the companies you may deal with are the ones you see back home, and the language is the same. All these things may lead you to assume you can cut some costs but, like purchasing property anywhere, you should get legal and other advice before buying any Grand Cayman real estate.

Grand Cayman real estate is fairly defined by district. The West End is about condos, which is not to say there aren’t condos elsewhere on the island or detached homes in the West End. It’s just the most developed part of the island and condos rule here.

Around George Town, South Sound, North Sound and West Bay it’s mainly houses ranging from classic bungalows to modern luxury dwellings with their own waterfronts and moorings.

Rum Point and Cayman Kai is mainly condos again, as befits a beach vacation spot, and it’s a very self-contained community.

The East End has properties, like this one, standing in their own very private grounds.
